Yard conditions: NoVA has a mix of clay soil, rock, and fill depending on the age of the neighborhood and how the land was developed. Older neighborhoods in Falls Church, Vienna, and McLean can have subsurface conditions that affect excavation scope and cost. A site visit before quoting is the only way to know what you're working with.
HOA requirements: A significant number of Northern Virginia neighborhoods have HOAs with their own approval processes for pool construction. This runs parallel to county permitting and can add weeks to your start date if not handled early.
Land disturbance requirements: This is a big factor in the Northern Virginia area. Counties like Fairfax, Prince William, and Loudoun have very strict requirements that limit land disturbance to 2,500 square feet. If your design exceeds that threshold, additional grading and erosion and sediment control (E&S) plans could be required, which can increase costs by $10,000 or more.

Pool Types We Build in Northern Virginia

We build two types of inground pools: gunite and fiberglass. Both work in Virginia’s climate. The right one depends on your lot, your design goals, and your budget.

Gunite (Concrete)

Gunite is built custom on-site. You control the shape, size, depth, and finish. If you have a constrained lot, you need a pool that actually fits the space rather than one you’re forcing in.

Gunite gives you that flexibility. It takes longer to build, typically 3 to 4 months from breaking ground, and costs more upfront. With proper care, it lasts 50+ years.

Gunite pools are a common choice in the Northern Virginia area, where homeowners desire a very custom design and have larger lots. The common design options are vanishing edges, unique shapes, and integrated spas.

On tighter lots in Fairfax or Springfield, it still works but the design conversation is different.

Fiberglass

Fiberglass is a pre-molded shell installed in one piece. It goes in faster than gunite. Some installations wrap up in 4 to 8 weeks and require less maintenance over time.

If you have a smaller lot and the pool shape is more standard like geometric, you can go with fiberglass. The trade-off is that you’re choosing from existing shapes and sizes.

We don’t build vinyl liner pools. They’re common in other parts of Virginia, but they’re not a fit for the luxury market. If you’re spending $80,000 or more on a pool, vinyl liner isn’t where that money should go.

Our Pool Installation Process

Here’s how a pool build works with us, from first conversation to first swim.

Planning and design: Every project starts with an in-person site visit. Lot constraints, setbacks, utility locations, and access all affect design and price in ways that can’t be assessed remotely. So we won’t quote anything without walking your yard first. After the visit, we put together a 3D design based on your actual backyard dimensions, usually within 48 to 96 hours.
Permits and HOA: Pool construction in Northern Virginia requires a building permit, and many neighborhoods also require HOA approval. Start the HOA process as soon as you sign the contract and run it alongside permitting. HOA reviews can take anywhere from a few weeks to several months and directly affect your construction start date. We handle all permitting for you, but review timelines can range from 6 to 24 weeks. It’s the one phase we don’t have much control over.
Construction: Excavation, plumbing, shell, tile, decking, and equipment all happen in sequence. Rocky ground in some areas of Northern Virginia, along with tighter access on smaller lots, can make excavation more complex. We keep you updated throughout so you know where things stand.
Startup and handoff: Once the pool is filled and equipment is running, we’ll walk you through everything in a 60 to 90 minute Pool School session at your home. You’ll learn how to run the equipment, balance your water chemistry, and who to call if something comes up.

Pool Installation Timeline

These timelines run from breaking ground to first swim. Permitting and HOA approval are separate and can add anywhere from 2 to 20 weeks depending on your county and association.

We build year-round in Northern Virginia, but winter can slow certain phases. Freezing temperatures, wet weather, and occasional frozen ground affect excavation, concrete work, and curing times.

Northern Virginia’s permitting process is one of the more involved in our service area. Fairfax County and Prince William County, in particular, process a high volume of building permits and have strict land disturbance guidelines, all of which can stretch out review times significantly.

The most common advice we give NoVA homeowners: start earlier than you think you need to. Factor in HOA approval, county permitting, and design time. If you want to be swimming next summer, start the process the summer or fall before.

HOA timelines vary widely, from a few weeks to several months, and delays there directly push back your construction start date. Others have real constraints that need to be worked around.

It depends on the neighborhood and the design. It can add some real value in higher-end NoVA markets like McLean, Great Falls, parts of Loudoun County because pools are common there. On smaller lots in denser neighborhoods, the calculus is different.
