Pool Types We Build in Fredericksburg

We build two types of inground pools: gunite and fiberglass. Both work well in Virginia’s climate. The right one depends on your lot, your design goals, and your budget.

Gunite (Concrete)

Gunite is built custom on-site. You control the shape, size, depth, and finish. If your lot has a slope, an irregular shape, or existing structures that the pool needs to work around, gunite handles that. It takes longer to build, typically 3 to 4 months from breaking ground, and costs more upfront. But with proper care, it lasts 50 or more years.

The Fredericksburg area has a good mix of larger suburban and semi-rural lots, particularly in Stafford, Spotsylvania, and King George. Those properties tend to suit gunite well. There’s usually space to design something that fits the land rather than working against it.

Fiberglass

Fiberglass is a pre-molded shell installed in one piece. It goes in faster than gunite. Some installations wrap up in 4 to 8 weeks, and the smooth surface can be a key homeowner preference while also requiring less short- and long-term maintenance. The trade-off is that you’re choosing from existing shapes and sizes rather than something fully custom.

One thing we don’t build: vinyl liner pools. They’re common in other parts of Virginia, but they’re not a fit for the luxury market. If you’re spending $80,000 or more on a pool, vinyl liner isn’t where that money should go.

Pool Installation Timeline

These timelines run from breaking ground to first swim. Permitting is separate and adds 2 to 20 weeks depending on your locality.

We build year-round in the Fredericksburg area, but winter can slow certain phases. Freezing temperatures, wet weather, and occasional frozen ground affect excavation, concrete work, and curing times.

Clay expands when wet and contracts when dry, which creates more ground movement than sandy soil. It affects how excavation is managed and how drainage is designed around the pool. It’s a known variable in this market and something we are well experienced to handle.

We build year-round, but winter can slow certain phases. The best time to start planning is late summer to early fall. Get through the consultation, design, and permitting so you can break ground in winter and ensure you’re swimming by summer. Homeowners who wait until March to start the conversation often aren’t swimming until the following summer.
