Luxury Pools Guide exists because most pool websites don’t tell you what you actually need to know.
They list vague cost ranges. They avoid talking about timelines. They hide the trade-offs between pool types. And they definitely don’t mention the hidden expenses that show up after you’ve already committed to a builder.
We built this site to fix that.
The content here comes from real projects, not generic industry advice. The cost estimates reflect what pools actually cost in Florida, Virginia, North Carolina, and South Carolina.
The timelines account for permits, weather delays, and the realities of construction. The advice acknowledges that there’s no perfect pool, just the right pool for your property, budget, and goals.

Luxury Pools Guide is created and maintained by a residential pool design and construction company operating across the Southeast.

Most pool builder websites exist to generate leads. There’s nothing wrong with that. It’s how the industry works. But it creates a problem: builders have an incentive to make pools sound simpler, faster, and cheaper than they actually are.
We wanted to create something different. A resource that:

Luxury Pools Guide is our way of sharing what we’ve learned from 900+ projects without the pressure of a sales conversation. You get the information you need to plan your pool project. If you eventually want to work with us, great. If not, you’re still better informed than you were before.
Our company was founded in late 2021 by professionals with more than 15 years of experience in the federal construction industry, completing complex projects for the U.S. Army Corps of Engineers, the U.S. Navy, and several specialized government agencies.
The journey actually began more than a year earlier, in 2020. During the COVID period, we began evaluating new industries where we could apply the project management discipline, quality standards, and operational systems we had developed over the years.
After extensive research into various sectors, we were introduced to the residential pool industry. We were drawn to its scale, approximately $8 billion in annual revenue at the time, and its projected 4% annual growth over the following decade. What stood out most was how quickly the industry was evolving.
Larger firms were beginning to capture market share. Private equity was entering the space in a meaningful way. We believed that by combining our federal construction discipline with customer-focused processes and operational systems, we could create a company with a strong, lasting footprint across the Southeast.
In February 2022, we opened our first three offices in Jacksonville, Fort Myers, and Richmond, officially launching operations.
Since then, we have been incredibly fortunate to grow to six strong offices and welcome more than 60 talented teammates during our first three years. We have hit several meaningful milestones, but we know we have much more to accomplish over the next 5 to 10 years.
The cost estimates, timelines, and advice here aren’t based on industry averages or outdated research. They come from pools we’re building right now across six Southeast markets.
There’s no perfect pool type. Gunite offers customization but costs more and takes longer. Fiberglass installs faster but limits your design options. Vinyl liner is cheaper upfront but requires replacement every 7 to 10 years. We explain all of this, even when it doesn’t benefit us.
Most pool sites focus on the fun part (design and features) and skip the logistics (permits, site prep, hidden costs). We cover both because understanding the full picture helps you plan better.
