What It Costs to Build a Pool in Charlottesville

Most homeowners in the Charlottesville area budget somewhere from $65,000 to $200,000+ for a custom inground pool. Pool type is the biggest deciding factor.

Pool Type Typical Cost Range Timeline
Gunite (Concrete) $80,000 to $200,000+ 3 to 4 months
Fiberglass $65,000 to $150,000+ 4 to 8 weeks

Where you land in that range also depends on:

Pool Types We Build in Charlottesville

We build two types of inground pools: gunite and fiberglass. Both work in Virginia’s climate. The right one depends on your design goals, your lot, and your budget.

Gunite (Concrete)

Gunite is built custom on-site. You control the shape, size, depth, and finish. If your lot has a slope, an irregular shape, or existing structures that the pool needs to work around, gunite handles that. It takes longer to build, typically 3 to 4 months from breaking ground, and costs more upfront. With proper care, it lasts 50+ years.

Charlottesville’s larger lots, especially in areas like Keswick, Ivy, and Crozet, give homeowners more flexibility with pool placement and design. That’s one reason gunite is a popular choice in this market.

Fiberglass

Fiberglass is a pre-molded shell installed in one piece. It goes in faster than gunite, and some installations wrap up in 4 to 8 weeks. The smooth surface is a key preference at times by homeowners while also requiring less short and term maintenance. The trade-off is that you’re choosing from existing shapes and sizes rather than building something custom.

One thing we don’t build: vinyl liner pools. They’re common in other parts of Virginia, but they’re not a fit for the luxury market. If you’re spending $80,000 or more on a pool, vinyl liner isn’t where that money should go.

Our Pool Installation Process

Here’s how a pool build works with us, from first conversation to first swim.

For a full breakdown of every phase, see our Inground Pool Installation Process guide.

Pool Installation Timeline

These timelines run from breaking ground to first swim. Permitting is separate and adds 3 to 6 weeks depending on your locality.

We build year-round in Charlottesville, but winter conditions can slow certain phases of construction. Freezing temperatures, wet weather, and occasional frozen ground can affect excavation, concrete work, and curing times.

The most common advice we give Charlottesville homeowners: don’t wait until spring to start planning. Start the conversation in early fall so you’re ready to break ground in late fall or winter and be swimming by summer.

We’ll give you a realistic timeline estimate during your consultation, not a best-case scenario.

We love the pool! Perfect size easy to maintain!
We used Premier Pools for our in ground fiberglass pool. We started the process in March with HOA approval and permitting and completed the project the first week of July. Overall communication was great and the team did a good job helping us come up with a plan for where to place the pool and patio in our yard. The only reason we have given 4 instead of 5 stars is because there are so many different contractors used for the project which lead to a little less over sight of Premier Pools than we would have preferred for the project. (Example: stair built into irrigation head and concrete slab for pump equipment poured on top of sprinkler head and valve). Other than that everything was great, we love our pool and would use Premier again!

Absolutely THRILLED with our experience — Betsy, Trey, & the rest of the team completely exceeded our expectations.

As a family, we always wanted a pool & pool house in our backyard but we didn’t want all the headaches that typically come with dealing with the contractors. But let me tell you from experience, Premier Pools & Spas made our dream come true without the worrying, stress, or headaches.

Trey helped us with the design and blew it out of the water. He listened to what we wanted and made the design better than we could’ve imagined. He was creative, thoughtful, and genuinely invested in making sure the final design was both functional and beautiful — not just something that looked good on paper.

Logan, Beau, & Mike took the beautiful design & made it a reality — I can’t help but look out the window and be amazed.

Betsy & her entire team deserves special recognition for being truly amazing. She runs the entire team, and it shows. The organization, communication, and professionalism throughout the project were unmatched.

What really sets Premier Pools & Spas apart is that they CARE! & not just about the finished product — but about the entire experience & the customers being happy. We always felt informed, respected, & confident that our project was in the best possible hands. It never felt chaotic or disjointed like you hear about with so many pool companies.

All in all, they completely transformed our backyard & exceeded what we thought was possible.

FAQs

Yes. Pool construction in Virginia requires a building permit. In this area, permitting runs through either the City of Charlottesville or Albemarle County depending on your address. We handle all of it. You don’t need to figure out which department or what documentation is required.

It varies. Plan for anywhere from 3 to 6 weeks depending on current review volume. We build buffer time into every project schedule and will tell you upfront if there’s a known backlog when your project is starting.

Charlottesville and Albemarle County have a mix of slopes, rolling lots, and elevation changes that can affect excavation, drainage, and, in some cases, retaining wall requirements. That’s why a site visit is so important. The layout and grade of the property play a major role in how the project is designed and priced.

Clay soil expands when wet and contracts when dry, which can affect excavation, drainage, and pool-shell engineering. Rock is typically encountered more in the Charlottesville area and may require specialized equipment to remove. It’s a common condition in our area and something you should make sure your builder has extensive experience handling.

We build year-round, but winter can slow certain phases. The best time to start planning is early fall or winter. You can get through the consultation, design, and permitting process during the slower months so you can break ground as early as spring. If you start the conversation in early fall, you can be ready to break ground in late fall or winter and be swimming by the start of summer.

Gunite is built custom on-site so you can have it with any shape, size, or feature. Fiberglass is a pre-molded shell that installs faster and requires less maintenance. Both hold up well in Virginia’s climate.

See the Pool Types We Build section above, or take our Pool Type Quiz for a recommendation based on your situation.

It depends on the neighborhood and the design. Larger lots and estate-style properties are common in Albemarle County, so a well-built pool tends to fit naturally and hold its value well. Build it because you’re going to use it, but don’t be surprised if it moves the needle on your home’s appeal.

While not exact, research shows a pool can add $60,000 to $100,000 to your home value, so based on your pool price, you can recoup well over half of your initial investment. But don’t build a pool purely as an investment. Build it because you’re going to use it, as research also shows that pool homeowners can enhance their social and mental well-being by having a pool.
