- Site access: This is the single biggest cost driver in this market. If a crew can’t get equipment into your backyard easily, or if utilities run through where the pool needs to go, that adds to the number before anything else does.
- Pool size and shape: A straightforward rectangle costs less than a freeform design with a spa and water features. Fiberglass also tops out around 16×32 because that’s the largest shell available, so anything bigger than that is gunite by default.
- Features: A spa runs about $19,500. A tanning ledge is around $1,500, which makes it one of the best value additions on the list. Water features run $5,000 to $20,000 depending on scale. Automation is about $2,500, LED lights are roughly $1,500 each, and decking upgrades start around $5,000.
- Finishes: Pebble is all we build. It costs more than plaster upfront and holds up considerably better in this climate.
- Soil: Northwest Houston is mostly sandy soil and clay. Neither creates real problems for a pool build here, but it does affect how the shell and deck get engineered.

Pool Types We Build in Cypress
We build both gunite and fiberglass. Both work well in this climate. Here’s the honest difference.
Gunite (Concrete)
Gunite gets built on your property from scratch, which means the design comes from your yard rather than a catalog. Any shape, any depth, any feature.
It’s also the more affordable of the two here. Northwest Houston is a gunite-heavy market, and that volume keeps pricing down. Gunite is the only option above 16×32, and the only way to get a vanishing edge, a grotto, or a fully custom layout.
Most of what we build is geometric. These are clean rectangular designs, usually around 15 by 30 feet, with a depth running from 3.5 feet in the shallow end to about 5 feet at the deep end. That profile works well for families, and it’s what the majority of our clients choose.
Fiberglass
A fiberglass shell arrives finished and goes in as one piece. The smooth, non-porous surface needs less chemical maintenance than a concrete finish, which is a genuine benefit in Houston humidity.
The limitation is shape and size. You’re picking from what the manufacturer makes rather than designing something from the ground up. And in this market it typically costs about $10,000 more than a comparable gunite pool.
One thing we don’t build: vinyl liner pools. We only do pebble finishes, not plaster. We also don’t do screen enclosures, fencing, or solar heating, and we quote landscaping by bid rather than as a standard line item.
Our Pool Installation Process
Here’s the process from first conversation to first swim.
- Site visit and design: We come out and walk the property before we quote anything. Access is the main thing we’re assessing, whether equipment can get to the backyard and where your utilities run. Both affect the design and the price, and neither can be judged from a satellite image.
- Permits: You’ll need a building permit plus electrical and plumbing permits, and occasionally a flood permit depending on the lot. Most of Cypress is unincorporated Harris County, so permitting goes through the county rather than the City of Houston. Depending on where you are in the territory, it could also be Waller, Montgomery, or Fort Bend County. Turnaround varies by city, sometimes a week, sometimes four. We pull all permits and schedule the inspections.
- HOA approval: Most HOAs out here approve pools without much friction, and approval typically takes two to four weeks. Setbacks vary by association, usually somewhere between 5 and 15 feet from the property line. We give you the 3D renderings and plans to submit. Start it as soon as you sign so it runs alongside permitting rather than after it.
- Construction: Excavation, plumbing, shell, tile, coping, decking, and equipment each happen in sequence. One requirement specific to this area: deck drainage has to be plumbed out to the street. That applies everywhere in our territory and it’s built into every project we quote.
- Startup and handoff: Once the pool is filled and equipment is running, we walk you through everything in a 60 to 90 minute Pool School session at your home. You’ll leave knowing how to run your equipment, balance your water chemistry, and who to call if something comes up.

Northwest Houston has no off-season. There’s no freeze period to plan around and no stretch of the year where construction stops, so any month works as a starting point. That’s a real advantage over most of our other markets, where the calendar dictates when you can break ground.
Permitting is the main variable here, and it’s a smaller one than in most places. Turnaround depends on which city you’re in, running anywhere from one week to four. HOA approval, where it applies, typically adds two to four weeks and is worth starting the day you sign so it runs alongside permitting rather than after it.
The practical takeaway is different from most markets: you don’t need to plan a year out. A spring start still puts you in the water for summer.
