Pool Types We Build in Northern Virginia

We build two types of inground pools: gunite and fiberglass. Both work in Virginia’s climate. The right one depends on your lot, your design goals, and your budget.

Gunite (Concrete)

Gunite is built custom on-site. You control the shape, size, depth, and finish. If you have a constrained lot, you need a pool that actually fits the space rather than one you’re forcing in.

Gunite gives you that flexibility. It takes longer to build, typically 3 to 4 months from breaking ground, and costs more upfront. With proper care, it lasts 50+ years.

Gunite pools are a common choice in the Northern Virginia area, where homeowners desire a very custom design and have larger lots. The common design options are vanishing edges, unique shapes, and integrated spas. 

On tighter lots in Fairfax or Springfield, it still works but the design conversation is different.

Fiberglass

Fiberglass is a pre-molded shell installed in one piece. It goes in faster than gunite. Some installations wrap up in 4 to 8 weeks and require less maintenance over time.

If you have a smaller lot and the pool shape is more standard like geometric, you can go with fiberglass. The trade-off is that you’re choosing from existing shapes and sizes.

We don’t build vinyl liner pools. They’re common in other parts of Virginia, but they’re not a fit for the luxury market. If you’re spending $80,000 or more on a pool, vinyl liner isn’t where that money should go.

Pool Installation Timeline

These timelines run from breaking ground to first swim. Permitting and HOA approval are separate and can add anywhere from 2 to 20 weeks depending on your county and association.

We build year-round in Northern Virginia, but winter can slow certain phases. Freezing temperatures, wet weather, and occasional frozen ground affect excavation, concrete work, and curing times.

Northern Virginia’s permitting process is one of the more involved in our service area. Fairfax County and Prince William County, in particular, process a high volume of building permits and have strict land disturbance guidelines, all of which can stretch out review times significantly.

The most common advice we give NoVA homeowners: start earlier than you think you need to. Factor in HOA approval, county permitting, and design time. If you want to be swimming next summer, start the process the summer or fall before.

I wish I could Walter and his team sold more than just pools! I have worked with other sales reps for various companies and have never had such an easy, non-forceful experience. He would allow us to pick times and dates that worked around our schedule, such as 6 pm on a Saturday night. He provided so many details and options and was full of information I would not have thought to look up even with Google. His design skills were on point, and he was happy to make multiple changes, even when I think we went through 5-6 iterations before we finalized. And to top it off, my wife enjoyed him also, and she's a hard nut to crack.

Update 06-05-2026
The lines of communication alas have failed. The company was communicating ok for a bit, but then when we started having issues. They fell back into the pattern of not responding for days, not getting people out to address issues in a timely manner and so forth. The current issue we are having is a potential gas leak with our heater. We can smell gas even when it is not running. I reported this issue to them May 31st. They directed us not to use the heater and that they would get someone out asap to look at it. Five days later, no inspection - gas smell still present. We shut the main valve off and are dealing directly with the gas company. They do not seem concerned with this issue. The thought of leaking gas seems like something that shouldn't be swept aside. All we asked was that someone take a look at it and make sure everything is safe. Apparently, that is too much to ask 😞. Avoid this company at all cost.

Update: 02-07-26
Senior management did reach out after I posted my original review. We had a very candid conversation about best practices and communication. We discussed ways they could improve their customer service and open up better pathways to sharing information and follow through. Those suggestions, at least in the case of our build, were implemented as they assured me they would be. Communication improved significantly and our project was promptly finished.
We still have a full year to work with the company until our warranty expires. As we have not yet set foot in the pool, I cannot speak to how wonderful the end result is. I am hopeful that the pool will be in good working order come opening and will stay top notch moving forward. Assuming this holds true, and the company is prompt and professional should a call on the warranty be needed, I will revisit this review after our first season of use.
Thank you to senior management for taking my initial review seriously. I appreciate that you addressed this case with a mindset for improvement and resisted passing off a bag of excuses. Accountability matters.

Do not use this company to build your pool. Just as others have shared, they are responsive at the start, but fail to follow through with good customer service. Once they have their money, good luck! We signed our contract on May 5th, it is January 21st and we still have not passed inspection. They fail to communicate clearly and in a timely manner, they don't show up for inspections, they fail to pull permits that should have been pulled with the county. The list of complaints I have is ever growing. I am at the point now where I am in the market to find another contractor to finish this job. We can't even say the pool functions correctly and safely as we have never been able to use it. What should have been our dream of pool ownership coming to fruition is now a nightmare that has bled us dry. This company may claim a "passion for splashin" but there is no passion for customer service or efficacy. STAY AWAY!!!!

Significant Delays, Defective Workmanship, and Complete Lack of Project Management

We signed a contract with Premier Pools & Spa in July 2025 for a pool project estimated to take 3 to 5 months. Nearly ten months later, the project remains incomplete, and the workmanship provided does not meet professional standards.

Planning & Regulatory Failures:

Design Negligence: Early in the project, we pointed out that the slope of our lawn required the retaining wall to be on the east side of the pool, rather than the west side as designed. We were assured by the team that our assessment was incorrect. Three months into the project, construction had to be halted and the design redone because the wall did, in fact, need to be placed on the east side.

Utility Violation: The company began excavation without contacting 811 or securing approvals from the necessary utility companies. We had to contact the utility providers ourselves, who confirmed that no inquiry or clearance had been filed by our contractor.

Substandard Workmanship & Maintenance:

Defective Masonry & Hardscape: The stone coping and hardscape are structurally uneven, slanting, and dipping. Portions of the retaining wall and patio lack proper mortar, leaving large gaps where grass and weeds are already growing through the crevices.

Poor Finishes: The tile work around the pool skimmers is concave, and the stone cuts are visibly jagged and uneven.

Lack of Sanitation: Because the pool startup and filtration cleaning were severely delayed, the pool water sat stagnant, accumulating debris and organic matter.

Property Negligence & Security Issues:

Debris & Property Damage: Construction debris, metal grates, and trash have been left scattered across our lawn for months, rendering our children's playground unusable. Crew members consistently left their personal items thrown around our backyard, and pallets of materials have been left blocking our driveway for months, taking up considerable usable space.

Security Concerns: The crew routinely left the entrance gate to our backyard wide open, creating an ongoing security liability.

Despite numerous project escalations to management, very little has been done to resolve these issues or correct the workmanship. Communication has been consistently poor, with no clear timelines or project schedules provided. We cannot recommend this company due to their severe delays, safety oversights, and lack of quality control.

We have yet to finish our project and have a 1 year warranty after that. I am hopeful the team can still turn this around as communication has picked up lately but certainly not at the level needed.

I recently had the pleasure of meeting Charles Ham, a pool Project Manager working around the Springfield, VA area, and I felt it was worth sharing just how helpful that interaction was.

Even though I was only in the early stages of considering a pool for my home, Charles took the time to walk me through the entire process—from initial planning and design considerations all the way through construction and timelines. Yes. Pool construction in Virginia requires a building permit. In Northern Virginia, permitting runs through your county or city, depending on your address. We handle all permitting as part of the project.

Fairfax County processes a high volume of permits and review times vary. Plan for anywhere from 10 to 24 weeks. It’s one of the more involved permitting environments in our service area. We build buffer time into every project schedule and will tell you upfront if there’s a known backlog when your project is starting.

Start the HOA approval process immediately after signing your contract. Don’t wait for county permits to come through first. HOA timelines vary widely, from a few weeks to several months, and delays there directly push back your construction start date. We’ll help you understand what your HOA typically requires, but the submission itself goes through your association.
In some parts of Northern Virginia, lot size can have a major impact on pool design. Setback requirements vary by county and can limit pool size and placement on smaller lots. That’s one of the first things we assess during a site visit because some properties have more flexibility than they appear to at first glance. Others have real constraints that need to be worked around.

We build year-round, but winter can slow certain phases. The best time to start planning is summer to fall. Factor in HOA approval, county permitting, and design time, and you’ll want all of that moving before spring.

Homeowners who start the conversation in July to September are in a much better position to be swimming the following summer than those who call in March.

It depends on the neighborhood and the design. It can add some real value in higher-end NoVA markets like McLean, Great Falls, parts of Loudoun County because pools are common there. On smaller lots in denser neighborhoods, the calculus is different. 

While not exact, research shows a pool can add $60,000 to $80,000 to your home’s value, so depending on the cost of your pool, you can recoup well over half of your initial investment. But don’t build a pool purely as an investment. Build it because you’re going to use it, as research also shows that pool homeowners can enhance their social and mental health by having a pool.
